Policy: Prospective tenants are considered in terms of how they add value to the existing businesses. We normally seek a one year minimum lease term, with two rights of renewal of two years. Early surrender of lease: We are willing to assist in the process of securing a replacement tenant on terms agreed in writing. Whilst our out-of-pocket expenses  are recoverable, we do not charge for our time or new documentation relating to replacement tenants. If however a real estate agent is engaged for or by the vacating tenant, agency costs are borne by the tenant. Taking a lease with us is not a “life sentence” and providing we get plenty of notice, the process can be painless. Problem Resolution: We believe in an open constructive dialogue with all parties and will call a tenant meeting if the need arises.
